Whole-home flooring: solid hardwood, engineered, LVP or laminate

Flooring ties the rooms together, so it is one of the first decisions in a whole-home renovation.

Rule of thumb. Many whole-home renovations run one continuous floor through the main level for a seamless look, with waterproof LVP or tile in the wet areas.

Getting it right

Why the subfloor matters most.

Most flooring problems are not about the flooring. Squeaks, gaps, bouncing and cracked tile almost always trace back to a subfloor that was out of level, damp or loose before the new floor went down.

Before we install anything we check the subfloor with a straightedge, screw down loose sheathing, grind high spots and fill low ones. In basements we test for moisture and lift the floor off the slab with DRICORE panels or a dimpled membrane, so a vinyl or laminate floor stays warm and dry.

We also plan the transitions. Where a new floor meets tile, carpet or a stair, we pick the right reducer or nosing, so you never have a lip to trip on.

Questions

Flooring questions, answered.

Straight answers. Anything else, just ask.

01What is the best flooring for a basement in Durham Region?

Luxury vinyl plank is the safest choice for most basements because it is waterproof and handles humidity. Install it over a subfloor system like DRICORE or a dimpled membrane to keep it warm and dry. Engineered hardwood can work in a dry, well-controlled basement, but solid hardwood is not recommended below grade.

02Can you install new flooring over my old floor?

Sometimes. Vinyl plank and laminate can float over a flat, sound hard floor, but carpet always comes out, and tile usually does too. Going over an old floor raises the height, which affects doors, stairs and transitions, so we check before recommending it.

03How long does flooring installation take?

A typical room is often done in a day or two. A whole main floor usually takes a few days, plus any time for removal, levelling or stairs. We give you a schedule with your written quote.

04Do I need a permit to replace my floors?

Usually not. The City of Oshawa, for example, lists replacing floor finishes in a house as work that doesn’t need a building permit, and other Durham municipalities treat it the same way. Structural work, such as replacing joists or subfloor framing, may need one.

05Will you match flooring to my stairs?

Yes. We can cap or replace stair treads and nosings in a matching or complementary finish, so the stairs and the new floor look like one job.
