Commercial builds add code, inspection and business-continuity requirements on top of the usual construction sequence. Here is how we work through them.
12 stages, start to finish
The space plan is finalized against accessibility and building code requirements, and any landlord approvals needed before work can start are sought.
Permit drawings go in, a fire and life-safety review is completed where required, and trades are scheduled around your business hours if you need to stay open.
Commercial-grade materials, fixtures, signage and any long-lead equipment are ordered early, since commercial products often carry longer lead times than residential ones.
Demolition is scheduled after-hours or in phases where needed to keep the business running with minimal disruption.
Electrical, plumbing and HVAC capacity is upgraded for commercial loads, and any structural changes are made while the space is still open.
Sprinklers, alarms and exit signage are installed or updated to code. This step is non-negotiable and directly affects whether you can legally open.
Partitions are finished, ceiling grid or tile goes in, and the space is painted.
Commercial-grade flooring is installed, chosen for the specific traffic and use of each area.
Counters, reception desks, shelving and signage are built and installed to finish out the space.
Light fixtures and any commercial equipment are hooked up and tested.
Building and life-safety inspections are completed and signed off, which is what actually allows you to open or reopen.
The space gets a full commercial clean, a final walkthrough, and handover, ready for your team or customers.
