Local to Whitby
Whitby homes we know well.
From the older streets around downtown and Port Whitby to the newer neighbourhoods in Williamsburg, Taunton North and Brooklin, Whitby has many homes from recent decades that are now due for a first real renovation. Kitchens with original builder cabinets, ensuites with tired tile and unfinished basements are the projects we see most.
We’ve built a full kitchen and finished basement for a family in Whitby, a spa-style herringbone bathroom and a commercial fit-out for an occupational therapy clinic. Each one is in our portfolio with every photo, the brief and the budget range.
Whitby has also been actively encouraging additional dwelling units, with pre-reviewed designs for backyard units and a fee reimbursement program, which makes it a good time to look at a basement suite.

Permits and local rules
Building permits in Whitby.
Whitby’s Building Services lists the residential projects that need a permit. These include decks more than 24 inches above grade, finished basements, basement or main-floor walkouts, below-grade entrances, additional dwelling units, structural changes like new window or door openings, adding or removing walls, and plumbing, drain and heating work.
Residential applications go through the Town’s online E-Portal. The Town recommends checking your plans against the Zoning By-law first, since some projects need a minor variance.
ADUs in Whitby: ADUs are allowed in certain detached and semi-detached homes, and every ADU must be registered with the Town. Through the Housing Accelerator Fund, owners who got an ADU permit after April 1, 2024 can apply for a one-time reimbursement of certain fees, if the complete permit application is in by December 31, 2026 and the unit is registered by March 31, 2027.Kind words

The Ramsauer team assisted with the design, gut, expansion and rebuild of our primary washroom, modifying it to a four piece with a custom shower. The work was very precise and we are extremely pleased. Pricing fell in the upper third of normal charges for the work performed, even with unexpected mitigation’s that added to the time and costs of the project. Customer service was outstanding. I highly recommend this business.
Alan GilchristPrimary bathroom · Google review★★★★★Jason and Michael did a great job with my bathroom. The waterproofing and tiling job was exceptional! Everything turned out beautiful. It was a pleasure dealing with Jim on the project. He came by several times and answered all questions. I highly recommend.
Richard HBathroom · Google review★★★★★I can’t say enough good things about these guys. They are great people and their work is outstanding. I had the floors done in my bathroom and on my main level as well as all new baseboards and trims and I couldn’t be happier. Let’s plan the next project! Thanks guys! Highly recommend!
Linda HodgkinsonFlooring and trim · Google review★★★★★I did legal basement project with them. They are professional, know what they are doing and how things work. They do work timely, and are flexible to your schedules. Don’t compromise on quality and are patient to go through rounds of inspections with add on things to do and fix each time. I highly recommend them and wish all the best for their future projects. Keep these work ethics alive.
