Local to Port Perry

Port Perry and Scugog, town and country.

Port Perry mixes a historic downtown and lakeside homes with newer subdivisions, and the rest of Scugog Township is largely rural, with homes on larger lots, many of them on private wells and septic systems.

Rural properties change how a renovation is planned. Adding a bathroom, a kitchen or a basement suite can affect a septic system, and Scugog’s permit guide notes that projects on properties with a septic system need Health Department approval, and properties with a well need a well report. We plan for that from the first visit.

Lakeside and rural homes are also great candidates for decks: big, multi-level and built to handle the weather off the lake.

Permits and local rules

Building permits in Scugog.

The Township of Scugog’s homeowner guide lists the projects that typically need a permit, including additions, alterations and renovations, garages, decks and porches, fireplaces and wood stoves, sheds, new or structural changes to windows and doors, and plumbing and drains.

Scugog uses a size threshold for decks, sheds and other structures: a permit is required for any structure over 15 m² (161 sq ft), roughly 3.87 m × 3.87 m (13 ft × 12 ft). Zoning rules apply to every structure regardless of size.

Where a property has a septic system, Region of Durham Health Department approval is required, and a well report is needed where there’s a well. Properties on the Oak Ridges Moraine may need a site plan application for larger accessory buildings.
