Local to Oshawa

Oshawa homes, planned properly.

Oshawa has almost every kind of house in Durham Region. There are older brick homes around downtown, post-war bungalows and split-levels across the middle of the city, and newer two-storey builds in Windfields, Kedron and Taunton. Each comes with its own surprises: older wiring and plaster in the older homes, low basement ceilings in the bungalows, and builder-grade finishes that are ready for an upgrade in the newer ones.

Because we’re based here, we know the City’s permit process and its two-unit house rules, and we can usually get to a site visit quickly. Many of our Oshawa clients start with a basement or a bathroom and come back for the kitchen.

Two of the projects in our portfolio are Oshawa basements: a stone-fireplace retreat and a full open-concept basement suite.

Permits and local rules

Building permits in Oshawa.

The City of Oshawa’s own guide lists the work that needs a building permit. For homeowners, the most common ones are:

  • Decks: new or replacement decks need a permit. A deck at a house with no roof over it and no more than 600 mm (24 in) above the ground does not.
  • Plumbing: a new plumbing system or replacing one needs a permit, while swapping a faucet, valve or water heater doesn’t.
  • Interior alterations: work that affects the structure or building systems needs a permit. Cosmetic work like new floor finishes doesn’t.
  • Sheds: a detached building over 10 m² (107.6 sq ft), or any size with plumbing, needs a permit.

Oshawa allows up to three residential units on a lot in many zones, with one additional parking space per added unit. A unit added with a building permit is registered as a two-unit house, and the City says you’ll receive the certificate within 60 days of the final inspection. See our legal basement apartment page for what a suite could earn.

Questions

Renovating in Oshawa: your questions.

Straight answers. Anything else, just ask.

Ask us directly

01Do you work all over Oshawa?

Yes. We’re based on Grandview Street North and work across the city, from the lakeshore and downtown to Windfields, Kedron, Taunton and Columbus.

02Can I add a legal basement apartment in Oshawa?

In many zones, yes. Oshawa allows up to three units on a lot, with an extra parking space for each added unit, a clear path to the unit entrance and other zoning rules. A building permit is required, and the unit is then registered as a two-unit house. We check your property before you commit.

03Do I need a permit for a deck in Oshawa?

New and replacement decks generally need one. The City’s guide exempts decks at houses that have no roof and are no more than 600 mm (24 in) above the ground.

04How quickly can you come for a site visit in Oshawa?

Usually within a few days, since we’re local. Call 647-967-2072 or send the form and we’ll book a time.

05Do you renovate older Oshawa homes?

Yes. Older homes often need electrical, plumbing or insulation updates once the walls are open, and we plan for that in your quote instead of surprising you later.

06Are you a general contractor in Oshawa?

Yes. Ramsauer Renovations is a licensed and insured general contractor based at 929 Grandview St N in Oshawa. We manage the design, permits and every trade on your project, with one of the owners as your point of contact.
